JOB DESCRIPTION SUMMARY

Greystar is seeking a Manager to join the Portfolio Management team. The Portfolio Management team at Greystar plays a pivotal role in driving value creation for both our institutional partners and the internal business through effective collaboration with key internal and external stakeholders. This team is involved in critical allocation, financing, disposition, and structuring decisions. Additionally, they are instrumental in cultivating and maintaining robust relationships with external investors, ensuring alignment on and delivery of the key targets for each venture.

The Manager plays a leading role in all aspects of the management of a venture, including investor reporting, communication and relationship management, direct oversight of analytical output in support of allocation decisions, hold-sell decisions, financings, equity raising, and performance delivery.

JOB DESCRIPTION

Key Role Responsibilities

  • Monitor and oversee individual investment or portfolio performance in relation to asset and portfolio objectives, critically evaluating existing real estate operations and business plan execution to identify new strategies to drive NOI and maximize returns across the portfolio.
  • Oversee the preparation of financial models and analysis to support ongoing portfolio management decisions including, but not limited to, new acquisitions, capital expenditure, hold-sell analysis and financing decisions.
  • Assess the performance of the portfolio(s) against budget and underwriting, taking a forensic approach to identify any points of exception or opportunity.
  • Work with colleagues to monitor performance of specific initiatives and deliver key performance metrics to the business covering leasing performance, income, expenses and returns.
  • Oversee the preparation of materials and deliverables for presentation to internal committees, investors, lenders and other stakeholders.
  • Oversee the creation of annual operational business plans for each asset, and the overall portfolio. Work with internal teams to set performance objectives for each investment and assess potential exit strategies. Communicate to investors on progress against the overall Fund’s objectives and projected returns.
  • Assist in determining the optimal funding mix for the overall portfolio and managing the Fund’s cash position, liquidity and debt profile. Work closely with the Finance team to actively manage debt obligations and execute financings/refinancing for each investment.
  • Work with stakeholders across the business to improve our reporting systems and data capture to drive visibility and efficiency.
  • Support the mobilisation of new assets and portfolios into the business.
  • Monitor and report on key market, industry and competitor data.
  • Complete financial, accounting, narrative, and administrative reports, as well as analysis key to the successful execution of the business plans.

Knowledge & Qualifications

  • Educated to degree level or equivalent in a related business or analytical subject; such as finance, business management, real estate, accounting, economics, mathematics, statistics; science or engineering.
  • Adept at working at an advanced level with all Microsoft products, in particular Excel and Powerpoint, as well as having an in depth understanding of financial analysis and modelling (essential).
  • MBA or Masters in real estate or finance or CFA designation (preferred).

Experience & Skills

  • Demonstrable experience in an analytical role within investment banking, private equity or other related finance position, with a focus on portfolio-level analysis and modelling.
  • Demonstrable real estate experience, preferably within the residential sector.
  • Advanced quantitative background with significant experience with financial modelling, valuations and financial analysis; ideally gained in a corporate finance, related-business or accounting or audit environment.
  • Strong qualitative analytical skills; having the ability to research, analyse and present complex financial data.
  • Strong written and verbal communication skills; including the ability to effectively write and present a strategic or investment thesis.
  • Demonstrated coaching/mentoring and leadership skills sufficient to lead, direct, evaluate and manage team members to achieve high performance.
  • Excellent interpersonal skills including the ability to establish and maintain positive relationships and influence at all levels.
  • Strong organisational and project management skills to juggle complex tasks and manage the workload of self and others, with the ability to work effectively under pressure, to deadlines and work flexibly in change environment.
  • Self-motivated and proactive, both with respect to managing workload and having the resourcefulness to figure out ‘difficult to find’ solutions.
  • Naturally inquisitive with a desire to understand the bigger picture and get involved with wider team and business objectives.
  • A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
